M&E Surveyor
Hours: 36 hours per week
About the role:
To act as an impartial, independent inspector and guardian of quality. To ensure that work is carried out to Homes for Haringey’s standards, specification and schedule. To ensure the correct materials are used and the workmanship is of a high quality. To make recommendations to the Clerk of Works Team Leader based on findings onsite.
About you
You will be from a construction background, having previously worked in occupied properties on both maintenance and/or refurbishment projects. You will ideally be a qualified building services professional and have electrical qualifications and have experience of Fire Safety Works.
Duties and responsibilities
You will be overseeing several refurbishment projects, primarily working on Fire Safety works and have a good knowledge of Automatic Fire Detection.
To become familiar with all the relevant drawings and written instructions, checking them, and using them as a reference when inspecting the work.
To make visual inspections of projects onsite.
To take measurements and samples on site to make sure that the work and the materials meet the specifications and quality standards.
To ensure knowledge of legal requirements is up to date and to check that the work complies with these requirements.
To have a working knowledge of health and safety legislation and to bring any shortfalls observed to the attention of senior management.
To give advice and guidance to the Homes for Haringey Project Manager or Senior Project Manager on site control or other site issues arising from inspections.
To work in a collaborative and solution focussed manner.
To keep clear, concise and auditable records of all activity.
To advise the Clerk of Works team leader on the amount/level of COW resources allocated to specific projects.
To prepare a schedule of defects at the end of the defects liability period for communication with the contractor. To inspect remedial work and report findings to the client.
To monitor the performance of main and sub-contractors onsite.
To attend site meetings, make reports on progress of the main contractor and sub-contractor.
Essential Experience
Electrical or Mechanical background
Working on construction, refurbishment and maintenance projects.
Working in occupied properties.
Working in partnership with a team of professional staff.
Knowledge and skills
Ability to manage own time and priorities, juggling a mixed workload.
Ability to communicate clearly with technical staff, contractors, clients and residents.
Ability to keep accurate and auditable records electronically.
Ability to undertake duties on a verity of construction projects including refurbishment, planned maintenance and new build.
Knowledge of the construction process, project programming and resource planning.
Thorough knowledge of building regulations, relevant British Standards and Health and Safety regulations.
Working knowledge of standard forms of building contracts.
