About the role:

As the Senior Surveyor you will directly line manage a team of Surveyors whilst assuming a managerial role in support of the delivery of the Property Maintenance Services. Ensuring a professional, efficient, effective and responsive customer focused service in the provision of surveying services. All work objectives are to be achieved within prescribed time and to predefine standards of quality ensuring customer satisfaction and service delivery is achieved at all times within the frame work of continuous improvements and Best Value.

About you

You will be responsible for budget management and ensuring compliance with Homes for Haringey policies and procedures and to carry out Human Resource and the Performance Management of a group of surveyors and all associated work. You will lead the section and provide technical advice, training and support to reports and other Client staff.

Duties and responsibilities

  • To provide an effective surveying service to the Councils housing property in relation to minor repairs through to extensive works, to assess condition and identify property defects, to diagnose and specify appropriate remedies.
  • To manage and proactively participate in estate inspections with Housing Management services providing professional advice and ensuring that timely agreed actions are completed.
  • To implement quality, financial and budgetary control systems in accordance with council/service standards and requirements to achieve agreed performance targets and contract standards.
  • Liaise with the Council’s Risk Manager/Housing Management/Client to ensure that insurance claims are processed in a timely fashion, by managing claims including specifying and implementing works as necessary in order to maximise income from insurers.
  • Liaise with the Council’s Legal Service to manage and ensure that disrepair claims submitted by claimants are processed in a timely fashion, including negotiations, specifying and implementing agreed schedules of works in order to minimise the loss to the Council.
  • Support the Head of Surveying services to Implement the service Right to Buy procedures in accordance with current leaseholder legislation and best practice. Ensure that proper consultation takes place as required; notices are served, providing final account information is provided and assisting with service charge queries in liaison with the Home Ownership Team.
  • Responsible for investigating and responding to official complaints, member’s enquiries and so on within prescribed timescales.
  • To support and contribute to the overall business objectives of the service on a day to day basis liaising with client and contractor staff providing a right first time culture in service delivery.
  • To prepare schedules of repairs, specifications and technical drawings.
  • Procedure, issue and supervise works contracted for occupied and communal repairs, voids, disabled adaptations or specialist works where appropriate.

Essential Experience

Construction professional or degree in related course of study for example RICS

Knowledge and skills

  • Detailed knowledge and practical application of financial/digital inclusion initiatives, product and services
  • Experience of working within a social housing setting or understanding the needs and issues faced by vulnerable or disadvantaged tenants at risk of financial exclusion
  • High level of numeracy and literacy
  • Excellent communication, presentation and advanced listening skillsAbility to analyse and interpret performance information, data/ statistics and trends to develop strategies, problem solve to effect improvements, forward plan and mitigate risks
  • Able to work on own initiative in and out of the office
